The project

Richard Irvin FM has been delivering facilities management services to NEO NEXT+’s headquarters, warehouse and quayside facilities in Aberdeen since 2005. Originally appointed to provide mechanical and electrical maintenance and associated building services, the contract has evolved significantly, incorporating both hard and soft FM services under a single integrated delivery model.

To support this development, we successfully merged our hard and soft services teams, creating a more streamlined and collaborative approach to service delivery. The integrated model has enhanced communication, improved operational efficiency and provided a single point of coordination across all FM disciplines, delivering greater value and consistency.

We have a resident site team dedicated to the contract, supported by our wider network of mobile engineers, specialist supervisors and FM professionals. Through the long-standing partnership, we have consistently delivered high quality services, while identifying opportunities for innovation, efficiency and continuous improvement.

Several years ago, following on from some involvement with a permit to work system at the St Fergus Gas Terminal, Richard Irvin FM site management created and developed a bespoke permit to work system to cover the workforce and subcontractors. The permit system was adopted by the client’s health, safety and environmental department and was rolled out across all departments in the office environment.

Health and safety is a key focus for the client

Our proactive approach to safety management has been instrumental in maintaining a successful working relationship. To support our commitment, members of our site-based team have completed IOSH Managing Safely and IOSH Working Safely training, reinforcing a strong safety culture.

More recently, Richard Irvin FM supported the client’s transition, from Total E&P UK to NEO NEXT+, by assisting with FM elements of the rebranding programme. Working closely with stakeholders, we helped facilitate a seamless transition across the estate, ensuring continuity of service delivery and minimising disruption to building users throughout the change process.

Throughout the contract term, we continue to identify and implement cost saving and cost avoidance initiatives, supporting operational objectives and maintaining high service standards.
